What this involves
A manufactured home roof is not a scaled-down site-built roof. Many are low slope or nearly flat pans, often the original metal, fastened straight through to purlins with exposed screws. Framing is lighter, spans are longer, and there is very little attic space, so heat and moisture sit right against the ceiling board. A leak shows up inside quickly and does real damage fast. Older units also carry decades of coatings layered over each other, and each layer hides what is under it. Before we recommend anything, we need to know the actual substrate and whether the fasteners still have sound wood to bite into.
Repairs on these roofs usually involve seams, fasteners, and edges rather than field material. Exposed screws back out as the panels expand and contract, and every backed-out screw is a hole. Longitudinal seams open up. Edge trim and end caps at the perimeter loosen and let wind get underneath. Where the existing roof is still structurally sound, a coating system or a single-ply membrane over the top solves the whole surface at once instead of chasing individual holes. Where panels are rusted through or the wood beneath is soft, we remove and rebuild that section rather than bridging over rot.

Materials
Three approaches cover most manufactured homes. An elastomeric or silicone coating system, applied over a cleaned and primed substrate with seams and fasteners detailed in reinforcing fabric first, renews a sound metal roof and reflects a lot of heat. A single-ply membrane, usually TPO, is mechanically fastened or adhered over the existing surface and handles low slope and ponding better than any coating, at higher cost. New metal panels make sense when the old ones are rusted through or the profile is past repair. Whichever we use, the perimeter and the penetrations decide whether it lasts, so trim, edge metal, and vent flashing get rebuilt rather than coated over.
How the job runs
Inspect the substrate, fasteners, and perimeter trim, and probe for soft decking.
Replace rusted panels or rotten wood before any surface system goes down.
Clean and prime the surface, then detail every seam, screw, and penetration.
Install the coating or membrane across the field at the specified thickness.
Rebuild edge metal and flashing, then check drainage for standing water.
What drives the price
Cost on a manufactured home roof depends on the size of the unit, how much rusted metal or soft wood has to come out first, and which system goes on top. A coating over sound metal is the lightest option. A membrane over that same roof costs more and lasts longer on low slope. Full panel replacement is more involved again, and a roof-over that adds a pitched structure above the existing flat roof is a bigger project still. Old coating that has to be stripped, awning and carport tie-ins, and multiple vent or HVAC penetrations all add labor.
Why Florida is different
Low-slope manufactured roofs take the worst of Florida weather. Sun heats dark metal enough to drive constant expansion and contraction, and that daily movement is what walks exposed screws loose year after year. Afternoon downpours drop more water than a nearly flat pan can shed quickly, so any low spot ponds, and standing water eventually finds a seam. Humidity keeps the underside of the panels damp and rusts them from within. With almost no attic to buffer it, radiant heat comes straight through into your living space, which is why a reflective coating makes a noticeable difference in summer cooling on these homes.
