What this involves
Finding a leak is detective work, because the wet spot inside almost never sits directly under the hole. Water enters high, runs along the underside of the decking or down a rafter, and drops where a nail or a seam interrupts it. We start in the attic with a light, looking for rusty nail shanks, dark streaks on truss webs, and staining on insulation. That gives us a line up the slope. Then we go on the roof and inspect everything above that line: penetrations, flashing, valleys, and the ridge. Old repairs buried under layers of sealant are usually the first thing we find.
Once the entry point is confirmed, the fix depends on the detail that failed. Pipe boots crack at the collar and get replaced outright, not sealed. Valleys that have lost their metal get new metal with proper overlap, running under the field material. Wall and chimney flashing needs step flashing tucked into each shingle course with counterflashing above it, which is more work than smearing mastic but is the only version that lasts. Where the deck is soft, we cut out the bad sheathing and replace it before anything goes back down. Rot left in place will telegraph through a new repair.

Materials
Leak work leans on flashing and underlayment more than on finish material. We use self-adhering modified bitumen membrane in valleys, around penetrations, and anywhere water slows down, because it seals around fasteners instead of just lying over the deck. Pipe penetrations get new boots with a lead or thermoplastic collar rather than a bare rubber gasket that will cook off in a few summers. Flashing is new metal, formed on site to the real angle of the joint. Sealant has a place as a secondary line behind mechanical flashing, and we use a polyurethane or silicone made for roof movement, not a hardware store latex caulk that cracks in one season.

What drives the price
A leak repair is priced on diagnosis and access as much as on parts. A cracked pipe boot in an open field of shingles is quick. A leak at a chimney with a cricket, or one that three previous repairs have already sealed over, takes much longer to open up and rebuild correctly. If the deck has gone soft, sheathing replacement adds labor and material. Multiple entry points on an older roof sometimes cost more to chase one at a time than to solve with a section replacement, and we will lay out both options before starting anything.

Leaks here usually start at details rather than in the open field, because the weather attacks joints hardest. Wind-driven rain during afternoon storms gets pushed uphill under laps that would shed water in a gentler climate. Rubber pipe boots dry out and split under constant UV, which makes them one of the most common leak sources on Florida roofs. High humidity means a slow leak feeds mold long before it shows on your ceiling. Attics that run hot and damp also rust fasteners from beneath, loosening the shingles above. Catching water early matters more here than in most of the country.
