Where your roof sits changes the work

Citrus County is small enough to drive across in under an hour and varied enough that a roof on one side of it ages differently from a roof on the other. The western edge — Crystal River and Homosassa — sits on the Gulf, where salt reaches the roof on ordinary onshore breeze and works on every metal component year round. Fasteners, flashing and drip edge fail there long before the shingles do, which means a repair specified for an inland house will not last on the coast.

Inland, the Central Ridge communities of Beverly Hills, Lecanto and Citrus Springs are drier and out of the salt, so roofs there age from sun and age rather than corrosion. Much of that housing went up in the 1960s, 70s and 80s, often as planned communities, so whole streets reach the end of a roof's service life at about the same time. Then there is the lake country around Inverness, Hernando and Floral City, where open water gives wind a clean run at a roof and heavy oak canopy drops limbs and holds moisture on the shingles beneath it. Same county, three different problems.
