Uniform-age streets chalk together, but each roof differs

Beverly Hills has a lot of manufactured homes, and because the neighborhood went up as one planned community, they tend to hit the same failure point at the same time. Whole streets show the same chalked, powdery coating and the same seams opening where the panels lap. That uniformity is useful: we can usually tell from the street roughly what stage a roof is in. It does not mean every house needs the same work. Homes that were coated recently and kept clean often need nothing more than the seams rebedded. On manufactured homes the water gets in at seams, end caps, and penetrations rather than through the field. Metal panels loosen at fasteners, sealant at the ridge and around vents dries out and splits, and coatings chalk and thin. In both cases the leak shows up over an interior wall long after the covering stopped working.
